Access control for condominiums

Residents walk in with their face. Visitors, with an invitation. You run it all from your phone.

Abriu connects the Hikvision face recognition terminals at your doors to a simple dashboard for the building manager, the property management company and the front desk. The doors keep working even without internet, and our team watches over every installation around the clock.

  • Doors work without internet
  • Encrypted daily backups
  • 24/7 monitoring

Why Abriu

Less improvising at the front desk, more control for whoever runs the building

Facial recognition at the door is only the beginning. The real work is keeping the right records on every terminal, every single day.

Without Abriu

  • Records entered one terminal at a time, on the front desk computer, with iVMS-4200.
  • Former residents and old contractors who still have access because nobody remembered to remove them.
  • Visitors waiting at the door while someone looks for a person who can let them in.
  • Nobody can say who came in, through which door, or when.

With Abriu

  • One record in the dashboard covers every door: Abriu sends it to each terminal and checks that it arrived.
  • Expiration dates for residents, contractors and visitors: when the time is up, the door stops opening. Anyone deactivated is removed from every terminal.
  • An invitation with a PIN or QR code, sent over WhatsApp before the visitor arrives.
  • A record of every entry, granted or denied, and of every action taken in the dashboard.

How it works

From day one to daily routine, in four steps

We handle the technical side. The condominium only has to decide who gets in.

  1. Step 1: Installation

We install the Abriu hub on the condominium's network, next to the door terminals. It connects to our cloud on its own, without opening ports on the router.

  2. Step 2: Enrolling residents and faces

We import everyone already on the terminals through iVMS-4200, with photos, cards and fingerprints. Newcomers are enrolled in the dashboard, with a photo taken on the spot with a phone.

  3. Step 3: Everyday use

Residents walk in with their face, visitors get an invitation with a PIN or QR code, and the dashboard shows every entry. Doors can be opened remotely, and that is logged too.

  4. Step 4: Ongoing support

Automatic updates, encrypted daily backups and 24/7 monitoring. If anything looks off, our team is alerted right away.

Features

Everything the front desk needs, in one dashboard

Built for the routine of residential condominiums, from enrolling a new resident to the Saturday night visitor.

  • Facial recognition

The photo goes to the terminals of the doors each person may use. Cards, fingerprints, PINs and QR codes too, when the terminal supports them.

  • Residents, visitors and contractors

Records with expiration dates and access groups, such as Residents or Staff, each with its own doors.

  • Visitor invitations

A 6-digit PIN or QR code with a start and end time, sent over WhatsApp or email and removed from the terminals when the time is up.

  • Remote opening

Open a door, or keep it open or locked, from the dashboard, with a confirmation, a reason and a record of who did it. Only for people with permission.

  • Access history

Who came in, through which door, how and when, denied attempts included, with filters and PDF export.

  • Verified sync

Every change is sent to each terminal and checked. If a terminal is off, Abriu tries again when it comes back.

  • Dashboard on your phone

Works in the browser on a computer or phone, can be installed as an app, and has light and dark themes.

  • Encrypted daily backup

One backup a day, stored in the cloud with encryption, and restored in a few seconds when needed.

  • Status page

Each condominium has a public page showing whether the system is up, so residents can check it at any time.

Who it's for

Made for the people who live in and run the condominium

Each person sees and does only what their role calls for. Permissions are set in the dashboard, by profile and by person.

  • Building manager

Sees everything from a phone: who has access, who came in and what changed, without depending on a computer at the front desk.

  • Property management company

Each condominium with its own dashboard and address, access profiles per person and an auditable history for accountability.

  • Front desk

Quick enrollment with the phone camera, visitor invitations and remote door opening, all on record.

  • Residents

They walk in with their face, with no key or card to lose, and can be given dashboard access to invite their own visitors.

Security and LGPD

Residents' data handled with the care Brazil's LGPD requires

A face, an ID document and the time someone came in are personal data. Abriu was designed to keep the minimum, in the right place, with a record of who touched it.

  • The data stays in the condominium

Records, photos and history are kept on the hub installed in the condominium itself, not on a server shared with other customers.

  • Encryption

Terminal photos, fingerprints and PINs are stored encrypted (AES-256). Backups are already encrypted when they leave the condominium.

  • Monitoring without personal data

Our monitoring center receives only health indicators and counts. No names, photos or documents.

  • Audit trail

Door openings, imports, photo changes and invitations are logged with who did it, when, and the result.

  • Permissions per person

Each user sees and does only what their profile allows. Deactivating a user cuts off dashboard access immediately.

  • No ports opened on the router

The hub connects from the inside out, through a secure Cloudflare tunnel. The terminals and the condominium's network are never exposed to the internet.
